FAIR HOUSING - Stegner Property Management strictly abides by the Federal Fair Housing Act, Colorado Fair housing law and principles of equal opportunity.  We do not discriminate on the basis of race, color, religion, national origin, ancestry, sex, marital status, disability, family status, sexual orientation gender identity/expression, military status, immigration/citizenship status or source of income.  We ask if you receive any kind of housing subsidy in order to comply with certain provisions of Colorado law that restrict what type of information we may ask for and how certain information is used.

THE SHOWING - If you are interested in one of our properties for rent, you can schedule a showing online, through our website. Our normal hours for showing properties are 9am-5pm Monday through Friday. Once you schedule a showing, an agent from our office will contact you and answer any questions you have about the property. Depending on whether or not the property is occupied, we may either send you a video tour, or show it to you in person. If, after seeing the property or the video, you are interested in moving forward, we would encourage you to turn in an application.  
We process applications on a first come, first served basis. The first complete set (all tenants over age 18 have applied) of application(s) we receive on a particular property, will be considered in first place. Once your application is approved, if you haven’t seen the property in person, we will then schedule an in person showing. We will only show an occupied property to an approved applicant(s) – take a look at the next step to learn how to snag the property you are interested in.
 
THE APPLICATION – Once you have seen a property, or a video of a property that you are interested in renting, you will need to apply. You can submit an application online through our website, under “Available Rentals”, then “Apply now” on that property.
 
An online application is the best way to get your application in our queue for a property, but you may also bring us a printed application. You can find a printable application on our website, under “Tenants”, then “Forms.
 
Whether you apply online or using a printed application We require that you view the sample of our Standard Lease before submitting an application. We also ask that you view our qualifying scoring system below, on the Application Processing Form. NOTE: If you indicate on your application that you receive housing assistance from a program we will not use the credit history section and your application will be evaluated and scored on the basis of only rental history and income criteria. Assistance from a program does not include relatives, friends or others who are helping only you specifically and who do not offer assistance to a broader group of people.
 
Applications are always processed on a first come first serve basis, and we will only evaluate your application if there are no applicants already qualified for the property.
 
APPLICATION FEE: We charge an application fee of $50. This fee is non-refundable if your application is run. If someone ahead of you in the queue qualifies for the property and choses to rent it your application will not be run and you will receive a refund of $45. The remaining $5 is a fee paid directly to a third party and Stegner Property Management does not get this portion of the fee.
 
Portable Screening Report: Pursuant to Colorado law you have the right to provide a Portable Screening Report as defined in section 38-12-902(2.5) Colorado Revised Statutes, and if you do so we are not permitted to charge you an application fee or a fee for us to access the Portable Screening Report.
 
Our online application processing system utilizes a third party and its proprietary software, and we cannot process an online application without collecting the application fee. In order to use a Portable Screening Report you must submit your application in paper format and provide us with the login or other credentials necessary for us to access the Portable Screening Report directly from the consumer reporting agency that provides the report. You can find a printable application on our website, under “Tenants”, then “Forms. Just like an online application, your application will not be put in the queue for a property until we have all parts of the completed application, including providing us direct access to the Portable Screening Report. We are not required to accept a screening report unless you provide us a statement that there has been no material change in the information contained in the report and the report meets all of the following criteria: The report must be available without cost to us directly from the consumer reporting agency that compiles the report or from a third party website that regularly engages in the business of providing consumer reports; The report must have been completed within the past 30 days; The report must contain your name, your contact information, verification of your employment and income, your last-known address, and, for every jurisdiction indicated in the report as a prior residence for you, a rental and credit history report for you that complies with CRS 38-12-904(1)(a) and a criminal history record check for all federal, state and local convictions for you that complies with CRS 38-12-904(1)(b).
 
If your application is approved you must sign the lease and pay the security deposit within three (3) business days or you will have surrendered the opportunity to rent the property and we will move on to process the next application in the queue.
 
 
PET & ANIMAL POLICIES - We strive to provide mutual accountability and responsibility for the benefit of all our residents. It’s imperative that ALL our residents fully understand and acknowledge our pet and animal-related policies. This ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. 
We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to the property's pet and animal policies, even if you do not have a pet or animal. All applicants should complete a Pet, No Pet, or Animal Profile. There is a $20.00 charge for Household Pets. No Pets or Assistance Animals are Free.

THE CRITERIA - We look at three main areas when processing an application:

· Housing references

· Employment & income

· Credit, except for applicants receiving a housing subsidy as defined by § 38-12-902(1.7) C.R.S.

HOUSING REFERENCES - Current & former landlords will be contacted for information regarding

· Any history of damage to property

· Violations of lease terms

· Balances left on accounts

Mortgage info will appear on the credit report and will be used. The housing references are a huge part of your final score, so if you have not leased a property before, or have only leased one property for less than three years, we will likely require either a co-signer or a double deposit if approved. Adverse credit events of applicants receiving a housing subsidy as defined by § 38-12-902(1.7) C.R.S. will not be considered.

EMPLOYMENT & INCOME - To lease without restriction, the combined income of all applicants must gross at least (2) two times the amount of the TOTAL rent. If this is not the case, we would require a co-signer or possibly a double deposit if approved. Current employers will be contacted to verify employment & income. Self-employed people will be required to provide tax returns to document income.
